A 1980s two-storey office building was reutilised and brought in line with modern design notions in a steel and timber construction extending the building by four levels. Importantly, all apartments enjoy north orientation. Passive design features abound, including operable sunshade screens, overhangs and canopies. Combined with energy efficient fittings and PV panels, an excellent ESD outcome is achieved. A major design feature is the curvilinear screen to the east facade, which presents as Moiré pattern to the public domain, changing pattern, colour and texture when viewed from different angles. Bold colours and textural materials are utilised to provide a rich materiality and honest expression of materials and form. This motif is a design feature throughout, with an adaptation of the same pattern printed on the upper level glass balustrades and features in smaller scale blades and tiles in the lobby walls, to striking effect.
