Challenges presented by a long, narrow site and amenity considerations were overcome by an elongated plan wrapping around two courtyards and multiple facades responding to orientation – some inwards and others outwards. The north elevation faces Albert Park with expansive bay and city views is gridded in a folded honeycomb geometry that maximizes outlook from within the building yet presents a dynamic projecting form when viewed from oblique angles. The design rises up to horizontal bands that crown the upper level of the building with a ‘floating halo’. On the bustling street below, Craig Easton was commissioned to design an Urban Art installation to activate the retail street frontage.
